How it works

You don't have to use our agents. You use our process.

Whether you're starting from zero or already holding three listing proposals, the process is the same: define the criteria, normalize the evidence, decide with clear eyes.

Three ways in

No agent yet? We build the field.

Tell us about the home, the market, and what matters to you. We source candidates through brokerage networks, transaction data, and direct interviews — then present the two or three strongest fits with a side-by-side comparison. No additional cost to you; the hired agent's brokerage pays a standard referral fee at closing.

Have a name in mind? We benchmark them.

A neighbor's recommendation or a familiar name is a starting point, not a decision. We put your candidate through the same scorecard as agents we source, so you can see whether the comfortable choice is also the strong one — before you sign a listing agreement.

Already interviewed agents? We help you decide.

The hardest moment is holding three different proposals with three different fees, marketing plans, and pricing opinions. Our flat-fee Agent Evaluation Report normalizes what each agent actually offered so you can compare them line by line — and we get paid the same no matter whom you choose.

The five steps

  1. 1

    Clarity conversation

A 30–45 minute call about the property, the market, the timeline, and what you actually need from an agent — communication style, price-band experience, prep help, negotiation posture. This is where most agent decisions go wrong: the criteria were never defined.

  2. 2

    Build the field

We source candidates through brokerage networks, transaction data, and direct outreach — or take the agents you already have in mind and add candidates only where the field looks thin. Every candidate agrees to the same referral standard before they are evaluated.

  3. 3

    Vet and compare

Each agent goes through the same scorecard: recent sales of homes like yours nearby, pricing outcomes in context, exactly what their fee includes, team structure, communication cadence, and references. Interviews, not just data pulls.

  4. 4

    The comparison report

You receive a side-by-side report on 2–3 finalists — normalized metrics, plain-English interpretation, and a written read on the trade-offs. You interview the finalists and choose. No obligation, ever.

  5. 5

A second set of eyes through closing

After the introduction, we stay lightly involved — at listing launch, at offers, and through closing — so you have another advisor in your corner and the agent knows the referral relationship is watched.

What it costs. When we source and refer the candidates, there is no additional cost to you — the hired agent's brokerage pays Compass a standard referral fee at closing, and every candidate operates under the same 25–30% standard so the fee can never influence the recommendation. When you bring the candidates and want them compared, the Agent Evaluation Report is a flat fee quoted up front.
